We have an ageing warehouse (freehold) and the roof needs some major work to be fit for purpose, so we were thinking of looking at demolishing it and rebuilding, with the option to sell/lease smaller units within it.

Issue is - no ideas where to start, as property development is not our game.

Suggestions (south London / Surrey) or any help greatly appreciated!

My experience with my three buildings was pretty simple:

Appoint architect to design plans meeting current building regs etc.

Submit plans to council for approval

Argue with council re their thoughts and mine

Wait

Plans are approved

Appoint builder (I had a builder in place and waiting otherwise you may well be waiting a long time once approved)

Build

Get sign off through the build process and then final sign off from the council (building a good relationship with building control really helps here)

Move in yourself to your part of the building/Appoint letting agent or let yourself/Appoint solicitor to create lease to suit

Tenants move in

You watch money drip back into the bank.

Probably not the most detailed explanation but you get the idea and actually aside from dealing with the council pretty straight forward.

Lease, don't sell.

What is the site area relative to the current built area? What is around you? What are the operational needs for you versus wanting income?

WHat you are proposing is relatively simple, however I would be inclined to get some professional advice as a professional may come up with a better/more profitable solution. However in your position I would look to ensure that you retain a freehold property.

But it may be better for you to find a new building to buy, and sell yours for redevelopment etc. he options will depend on the size of the site and your location.
