I've been tasked with setting up a holiday let in Norfolk and have no idea where to start.

I've had a read on Lay My Hat for a while but looking for a guide to what to do first.

I'm after a good online service that can provide t & c's, booking availability and he legal side (electric cert needed etc).

Any pointers would be great.

Is there a trade association for holiday home owners?

Sounds like you want it all laid out for you. What do you want to know? Have you bought one? Are you thinking tax? H&s? Just google. It is all out there for free.

Hi,

Yes completed last week, 3 bed cottage in Norfolk near Burnham. It needs new kitchen and redecorating first and the estate agent has some good contacts for that - it's difficult when you are 3 hours away!

Currently have a buy to let but not a holiday let.

Tax all sorted main things are where is best to advertise the property. Do people leave keys out in a safe place for changeovers? Anything to watch out for? Any nice 'touches' to do for guests?

Was thinking about air bnb but not sure how they compare to the more local cottage lets out there?

There are a number of holiday cottage letting agents in the UK - people like Cottages 4U and Helpful Holidays, for example.

It might be worthwhile having a look at what they do and find out a bit about their fees etc.

Or go local. If you're 3 hours away, a fully managed let would be much less stressful. Quick google = https://www.norfolkcottages.co.uk/let-your-propert...

Having stayed at a lovely 2 bedroom cottage/converted cowshed type thing through AirBnb this weekend I can give you some pointers from a customer point of view.

Keys - they had a combination lock box by the door:

Though we never had to use it as the owner greeted us when we arrived.

Nice touches, the owner had left some bagels, orange juice, margarine, fruit and fresh eggs from the chickens on the farm for us. Also fresh flowers on the dining table. Bathrooms had the usual fresh towels, hotel toiletries, hotel slippers. No bathrobes though. There was also leaflets of stuff to do in the local area. A good (dog-friendly) pub guide would be have been useful too.

Obviously you'll need someone local to clean the property, wash sheets, check the keys are there and appliances/heating is working.

That's who we would use if we ever decided to rent ours out.

I can put you in touch with an old school painter and decorator in that area. He did a lot of work on ours a few years back.
