My fairly new Ltd Co. (only me in it) is being assigned/transferred a lease by an existing company I work with. They're paying for the transfer and they will then sublet off me as they're downsizing. Nice of them though this is, I'd still like it checked over to see what I'm getting into in layman's terms.

Not sure how far this will go as the landlord's agents are after 3 year trading, accountant's references etc when they know I've only been going 7 months. CBRE are the agents by the way, any experiences good or bad?

Not looking for a freebie here..

I ask myself this, hence my concern. They're paying 48% of the lease until mid 2017 when it expires (potentially longer). UK Company gets struck off and the small remainder is run as a subsidiary from overseas soon.

What happens if they go tits up or decide to move? Can you cover lease costs and rates ?

Yes the big issue would be if they ceased trading leaving you liable for the whole. You need to ensure you have some guarantee from the parent, although CBRE will want that anyway.

No experience of CBRE however they are one of the largest real estate firms in the UK.
