I was told today that all property let after the 1-1-2016 needs a legionnaires risk report?

Once done professionally you can self cert, is this correct.

I suspect you've been told that by either someone who does the testing, or someone who wants their but covered, and not by them doing their own risk assessment.

Have a look at this

http://www.hse.gov.uk/legionnaires/legionella-land...

Unless I've missed something of course.

Agreed.

Funny how its only rental properties that have an issue with Legionaries smile

As long as you have a conventional water system then there is very little risk.

Simply write to the tenants and ask that they clean shower heads every few months, and to make sure the hot water is properly hot once in a while.

We've had this also from two different letting agencies we use.

This is the email they sent:

RE: Legal Requirement - Legionella Risk Assessment

Due to recent changes in guidance provided by the Health Safety Executive, I am writing to inform you that it has now become a statutory obligation to ensure that a legionella risk assessment is conducted on all rented property and reviewed periodically thereafter.

However, dependant on the water system contained within your property, this could be a simple risk assessment (taking no longer than 20-25 minutes) i.e. mains water and combination boiler where there is no actual storage of water, to a more detailed risk assessment where there are cold/hot water storage tanks and/or water is feed from a bore hole/well. If your property contains more luxury items such as a Jacuzzi or a hot tub then a more detailed risk assessment is required as these are deemed to be the perfect breeding ground for legionella.

In the interim, to ensure you comply, we will be identifying those properties which are deemed to be higher risk and if required, sourcing professional assistance to conduct those risk assessments. Obviously, as part of management service, we will make you aware of the cost before instructing such works or if you prefer, you can source your own contractor and provide us with their contact details so we can liaise over access to the property. For those properties deemed low risk, we endeavour to conduct an in-house risk assessment at either the next periodic visit or when the gas safety record is due for the cost of £40 + VAT which will be taken from the following rental payment.

For your information, I have attached the web link to the Health Safety Guidance, so you are able to download and understand your obligations as a landlord.

£40 + VAT for the assessment...

Looks like it's a requirement now...

Clear as mud that.

Landlords can do it themselves, and it is important, but we'll leave vague as to exactly what to do.
