Via an old colleague I've been recommended to help formulate a business case for the purchase of a property with D1 planning permission, the person running the business is likely to set up a new dental surgery - he is busy doing the day work. While I have extensive knowledge of the regulatory processes the business would have to go through, potential fit out costs, and complimentary medical businesses that could also rent the premises, I really don't have the full details of what the financial institutions may want in terms of a business case, to allow them to be interested in financing this new venture.

I had previously done a bit of due diligence on a previous property in West London for the same person, but ultimately it didn't go any further. I've also done some remortgaging finance for a GP surgery with Royal Bank of Scotland and Lloyds who incidentally seemed particularly keen on providing financing for an existing business, but I'm not sure a new business would get the same help.

So really what I'd like to know is there a surefire way (or as much as possible with these things) of writing up a business case for a new business to maximise the chances of getting financed? What do I need to include in this business case to help alleviate the chances of this business case being rejected and should I be looking elsewhere other than via banks for this finance?

Have a look on the "Crowdfunding" websites, as there are always quite a few related to property investment. You can also see which are the most successful at raising capital, which may help in deciding how best to approach your investment proposal.

Good luck.
