Sell your own home
Discussion
Hi Guys
I called an online estate agent twice yesterday to try and arrange a viewing.
No one has called me back.
This got me thinking.
I know there are loads of online agents and high street agents that charge to sell your property for you.
Why can't we simply sell our own homes?
I'm in the process of selling a property and it's to friends of friends. I therfore did not use an EA and the whole process has been far, far easier dealing directly with the buyers.
Like Autotrader, you would take pictures yourself and write an advert.
You would then pay a fee to have it listed on the website and rightmove.
You would then personally carry out all viewings and negotiate in the same way you would if selling a car.
You know your own property better than anyone so surely you are the best person to sell it.
It's easy with the internet to value your own property looking at recent sold prices etc.
What am I missing?
Sure, if someone is too busy or doesn't want to sell their own home then use an agent but to me it's money for old rope.

Can't list on rightmove unless you're an agent. They don't accept private sales.
That's answering a different question though - Rightmove and the others are a closed shop. The point about why hasn't the internet optimised house selling and turned it into a direct vendor-purchaser relationship as it has done for many other industries is a valid one.
I think someone will get it right and launch a direct selling website st some point and Rightmove and the estate agents will all but disappear.

There's literally hundreds of companies that'll do what you want already. A quick search on google turned up over 100 pages of results. Here's the first link I clicked. £99 to stick your private house ad on rightmove through them :

Pay x amount and you will have your own local agent who specialises in your area.....
I want to get away from this rubbish and have a direct link between the seller and the buyer with NO MIDDELMAN
As I explained, like Autotrader where you personally call the seller

You can't put on rightmove without a middleman! That's what your fee is with the first company on the link. It's basically DIY and the £100 puts you on rightmove. I doubt you're going to get it much cheaper than that to list your place on rightmove even if you set up your own company simply to get round the issue of rightmove not accepting private sellers directly. I'm not sure what you're trying to achieve here : everything there is DIY if you want it to be - I'm sure they'd be quite happy to pocket your £100 for putting your place on rightmove and then sit back and let you liaise directly with any interested parties. Why would they be interested in doing more work for you as they're not going to be getting paid for any of it. It's not rocket science is it.
Ok send me the link to just one website that puts buyers and sellers directly together For example a house for sale with a direct contact number for the seller
This is my idea and it could still be done working with Rightmove: buyer sees a property they like on rightmove (call my company Auto House) -they click on the website to see the sellers contact info - simple

You can't advertise on Rightmove unless you're an agent, property developer or new home builder and you must be governed by the Property Misdescriptions Act. It's all there on Rightmove. Even if you somehow manage to set all that up, have you any idea what Rightmove's fees are? Back in 2012 it was £800+ per month for a set number of properties with a whole raft of criteria to meet each month to keep it that low. The fees have risen nearly every year since then. Zoopla's fees are roughly the same and they have the same criteria to advertise.
There are plenty of property portals out there where you can advertise your house, give direct contact numbers, add your own pics and most of them are free because they're desperate for the traffic. The problem is that they're on page 13,349 of google's search results and thus have a buyer audience of 0.
What you're proposing already exists. The problem - as always with these great ideas - is how you're going to promote it and drive millions of people to it each and every month to get it the traction it will need. How deep are your pockets?
Remember Ebid - the site that was going to kill off Ebay and replace it? Hmm, wonder what happened to them? They're still bumbling along but pretty much everyone has forgotten about them. Same issue, different sector...

I'd of thought that with the boom in the online EA's the pricing is even more competitive!
Also it's not a matter of getting people to come to my website as they'll see the properties on Rightmove!!

"One small single-office agent handling sales and lettings has been told that as from November 1, its monthly costs to be on Rightmove will rise from a current total of £790 a month to £885 – a 12% increase."
That's you with your one-man band outfit, 5 years ago. Prices probably over a grand now if the increases in the article are anything to go by.

I'm not getting into an argument with you over it. If you think you can do it better, crack on and get it done.
I use this for rentals

They also do sales
Phone rings its the punter on the line.

You've been lucky if your sale has went through without issues.
Regardless of if you like it or not EA perform a sort of mental step in protection and reassurance.
I tried to buy a house privately and the idiot seller was so far off a valuation it baffled me. Long story short, a house similar to hers sold for 230k in 2008 (before crash) market plummeted. She now fully expected 250k. Told her sorry but that value just doesn't exist. I offered as top figures 185-190. She thought I was robbing her. She went to an EA and it's HRV is 178k. She now hates me anyway and ignores any offer I make.
If I had not got involved prior to an EA coming out there's a good chance I offered 185k and she would snap my hand for it.
Further more as a buyer I'd much rather deal with them in giving my honest opinion of a house and giving a reduced price if the house warranted it.
I wouldn't feel like telling someone there house is not as nice as they think and needs works, here's 5% less.

My dad, who in a past life was an Estate Agent has done just this.
Used an online company for Rightmove, got a board, and sold it on the first viewing at asking. Done everything else himself.
Maybe he did not ask enough, but after 40 years in the property industry he feels happy that he's got a fair price...

How?
I'll try and simply this as some are getting confused....Tomorrow I set up a company called Pistonheads Properties
I manage to get 10 sellers to allow me to put their property on my website.
I then set up an account with Rightmove and list these 10 properties.
On Rightmove when someone clicks on a property it either displays the number for the seller or directs them back to the Pistonheads Property website. Here they can make direct contact with the seller.
It's that simple....
Positive feedback would hopefully mean the site would grow.
The cost would simply cover the Rightmove cost plus a small profit.
This principle is not for everyone. If you want to continue to get ripped off by a conventional agent then that's up to the individual.

But even with the existing online agents you can do your own viewings and have a direct dialogue with the buyer. You can even do this with traditional agents if you so wish.Tomorrow I set up a company called Pistonheads Properties
