Sharing office space
Discussion
Morning all,
We are currently looking for new office space and haven't been able to find anything suitable. There is one building that has an open plan office that is fantastic but it is a lot bigger than we need at the moment.
I met a complimentary company at a networking event on Tuesday and we just got to talking about offices, they are looking, had also looked at this office and it is too big for them too.
We talked about sharing the office, has anybody done this?
It is a single open plan room so we wouldn't have our own office as such but we would divide the space. There is a meeting room available in the building as well.
Between us we have 10 staff in the office, 5 each, and the company leaving have about 22 in there currently, so still room to expand.
It has been discussed that we do a joint lease, but I think it would be better as a single company on the lease and sub let 50% to the other company. The owner of the building is happy for us to do this any way we want. It is a 3 year lease.
Has anybody experience of this can you see it working or issues to consider?
Thanks in advance.

All I can say is make sure you have a break clause in that 3 years as it might be hell and 18 months of hell is better than 3 years! We are currently looking for new office space and haven't been able to find anything suitable. I would definitely say sub let is the correct route, what you dont want is for one side to go pop and make the other business office less overnight.
It should work for you both in the way that shared office blocks with different companies work - just use good partioning and divides and perhaps a shared system for booking the meeting room - perhaps use some of the extra space left over as a communal break out space (sofa/beanbags etc).
Good luck!!

You will run into landlord difficulties with this idea, most leases specifically prohibit sub-letting of part. You might find a non-institutional landlord who may take a pragmatic view however there is risk for landlord and both tenants in such tri-party arrangements.
Did you miss the OP's statement?AudiCab said:
