We have been talking about relocation of our business and several families to the South West, Exeter or surrounding area.

Ideally we need a "fixer" to help and facilitate the process, maybe a good estate agent would do the job?

We could also bring around 30+ jobs to the economy so I did thing about contacting the local council for advice.

Any thoughts or assistance much appreciated, mammoth task and will take some planning!

Thanks.

Some more info...

We would need to find business premises first before residential. Ideally I would like both on the same land, such as a Farm or similar, even to put temporary caravans or accommodation on site until proper homes are sorted out later. Personally I have a motorhome I could use for a while. Continuity of business is key as that funds everything else, some of us can slum it for as long as it takes, we are thick skinned!

Space needed approx 8,000 sq ft for workshop plus warehouse / storage, with ability to expand somewhat over time. Be nice to a have a few acres of land. A suitable incoming power supply is essential 3 phase 100+ amp (or the ability to upgrade).

Access, what we do is very specialised manufacturing, engineering, R&D and product design for a niche market. I could also possibly help other businesses locally that might need something made. For example we have full 3D CAD facilities, CNC machines, various welding, engineering, lathes and such like that would need to be relocated. The physical moving and installation we can handle.

We also CNC router materials such as wood, plastics, even digitally printed textiles, signage and graphics. When people visit us and see our skills and what we do they are always fascinated, it is a real mixed bag of manufacturing processes and skills.

A fully flat concrete floor for fork truck use is needed for moving heavy items and pallets in and out of vehicles.

As long as trucks and main delivery couriers can come and go daily we could be almost anywhere. We would even consider building something from scratch.

Good broadband is key!

I will also be looking for a new accountant, solicitors and such like, plus additional staff recruitment as approx 50% of our current team will not relocate.

Separately we have also just been awarded a grant to fund some research on a new environmental device, a small team of people from a couple of Universities is involved directly, this allows us potentially over the coming years to be a serious player in the field of research and development of certain products that we are keen to manufacture solely in the UK. Not so relevant in this process but external funding or JV's might be considered next year as the new opportunities here to sell globally and expand further are very interesting.

A mixture of random info here that hopefully makes sense. Any more specific details I am happy to message or PM as I cannot say too much more on an open forum. Thanks.

IMHO your biggest challenge is going to be finding suitable premises (Freehold?)

Do you know the area (or have definitive ideas on where you want to be) ?

Sometimes traffic can be so bad e.g. Totnes that couriers miss pickup

Might be worth contacting Hunters Brewery for info

I can help with IT smile

I appreciate we have a task on our hands but we have a window of time to try and arrange.

Location, ideally on a golf course (I could save them a fortune) or a Farm. - This is in a perfect world...

Hunters Brewery - not clear who and how could they help us? - Yes I will need a few beers during and after all this!

Yes we will need an IT person. smile

I mentioned Hunters because they are a reasonable size in a rural location and might! be a source of advice

Lots of space around Exeter that's easily accessible. Have you come down and had a proper look around yourself yet?

Plenty of new light industrial space being created in the area with good links onto the M5.

Looked at the Cranbrook area?

If you have a contact at Hunters I could ping them an email, maybe they have a spare building they are not using?

I have not had a detailed look as yet as there are so many options, need to gather info and make a few days trip. I will be there next month and will collate and tackle as much as possible.

Cranbrook, just googled looks interesting, it's near the railway station and good road links by the look of it?

Ideally i would like to be nearer the coast but its not critical (planning to get a Jet Ski or Boat) smile

Plenty of places to look at, Cranbrook is a newly redeveloped area. The closer you get to the sea the worse the travel time and access to the M5. Summer months can be hell although... Torbay (which is where I am) has a new link road through to Newton Abbot and then onto the tail of the M5. About 25/30 minutes further South of Exeter.

Personally I would be looking at Exeter and West.

There are loads of rural & semi rural properties on Rightmove in the area you're considering with development potential. Well maybe not loads, but a fair few.

Your operation sounds quite interesting, hopefully something turns up.

I'm based in Exeter, if you want someone to do a bit of legwork, go take pics of potential locations etc etc I'd be happy to help.
As has been mentioned there's quite a lot of new development between Sowton and the airport, the new 'Science Park' as they call it.
I think the issue with industrial space in Exeter is it can be a little bit robustly priced considering the state of the local economy, it's probably easier for businesses from outside the area to relocate to but can be quite difficult for locals that need space but aren't doing big turnover yet. Although that's by the by. There's also a fair bit of space round Exhibition Way/Pinhoe area. Also worth a look are Tiverton, Crediton, Cullompton. Cheaper rents, not too far from Exeter to consider commuting out from Exeter (opposite direction from 80% of the traffic).

I agree with this point, after a bit more research i have been shocked to discover a commercial rental of £45k where I am at the moment is £65k in Exeter (almost like for like size etc), admittedly close to the airport, M5. Plus the council business rates is circa £25k on top of that. Being just north of London I thought I might actually save a bit of money but appears that is not the case.

We don't need great access to anything, as long as courier deliveries can come and go every day or two I am fine, so will probably keep looking more rural. A cave hidden a way would almost do as long as TNT, UPS etc can get to us there!

Thank you for the kind offer, it might be worth a meet up at some point when I have pulled enough info together.

By the way I will probably need someone to help and edit some marketing materials next year. Turning technical words and guff into sentences that normal people can understand.

I might be being daft but could you share a link to the ones you spotted as I cannot find any at all at the moment?

I don't mean to thread hijack but I asked this same question a few weeks back for Cornwall. If anyone is able to offer second pickings (after helping the OP) for a residential property with office/ workshop potential, Truro or beyond, I'd be very grateful.

Thanks.

Definitely look up the local council 'business link'. It's not called that now but whatever it is I am sure they will try and help if you are generating 30 jobs.

There are a number of grants and schemes available if you know where to look.
