Any recommendations for a buildings/contents insurer or broker when also running a business from a residential address?

Currently insured with John Lewis who have declined to renew due to business now running from home, NFU happy to cover & policy looks good but blimey they're expensive!

Also, how the hell do you know the rebuild cost?! NFU have sent a link to an ABI website which should help but really, who the heck knows these things?!

Much depends on the nature of the business you are running.

Nothing special, storing some products & shipping them out via courier, no public visiting or cash changing hands etc.

NFU are good - and not always expensive - talk to them about the price - they are also great to deal with if there is an issue...
For example, we used to have specialist insurance for camera kit around the world and they have included the same cover within the premium... so we save with them - but as always it depends on precise setup - but how many insurance companies actually come out and see you and your setup to give you an accurate quote - even if they were a bit more I would rather deal with a human in a local office than some bland company

For the rebuild, it will be in your last Mortgage Survey. It might be years old, but it can be index linked from there.

To be fair every insurer makes it your responsibility to know/declare it. resi can be anything from £80-£250 psqf depending on the type/quality of construction.

The only solid way to know is a survey. you can just get one to put a rebuild on, and literally £500 now will seem like peanuts if you have a fire and dont do it.

This insurance company allows you to tailor your policy to include exactly what you want and exclude stuff you don't. Take a look:

I failed to mention also that the above mentioned company don't expect you to know your rebuild cost, so you get unlimited building cover...
