BTL Property - Perth Scotland
Discussion
Hi All,
Another property investment thread!
I was having lunch with an old friend & we are both on the hunt for a new areas to invest in a couple of BTL houses. He mentioned he spent Christmas in Perth and thinks the returns and funds need to invest make it attractive.
So anyone in living in Perth?
What are the pros and cons of the area for a property investor?

I get loads of Scottish deals through my connections. The yields are good and so is the 'potential ' capital growth.
You just have to be comfortable with the distance away from you, and have a good management team working for you. I've been assured there's a good team in place but cannot vouch for them. Nothing a few hours DD wouldn't sort out though.

House prices fell quite a bit in Perth recently bucking the national trend.
Local expansion plans are massive apparently with thousands of low cost homes being built on the outskirts, much of which is to satisfy commuters presumably to Dundee and elsewhere.
Whether that creates a buying opportunity I'm not sure. Would need to pick your property carefully.

Perth is a strange location, I get the things you've mentioned, but I definitely think there are better locations for BTL cash in Scotland. Although it has a university (think it might just be an upgraded college?!?) its actually that close to many other areas of scotland.
its probably an hour from Glasgow/ Edinburgh, train/ bus links are not great. Although its a 'city' it has much more of a town feel about it. Not sure about what large employers there are in the area or what industry is doing in the region.
there's still options in Glasgow/ Edinburgh city centre for reasonable BTL's. you just need to know where to look.
If it were my cash, I'd be much more inclined to look at property along the main glasgow- edinburgh train line and have a look at what property you can buy in commuter-ville:
linlithgow
polmont
falkirk
croy/ cumbernauld
all of these towns are 30/40 mins to either glasgow or edinburgh. closer/ commutable to most of the areas across the central belt and I think would give better scope than perth.
