Bit of a long shot but does anyone have any contacts with high net worth individuals who may be looking for a better return on their funds than the banks give them?

I`ve been into property full time for 15yrs and my main strategy is buying, refurb`ing then selling on. For over 7yrs, I`ve used private finance from various sources typically paying 1% per month interest on any borrowed funds. It`s always worked well and we`ve profited on every project. Most of the properties have typically been just under the £150k value upon purchase and the turn around time from funds out to back in, is typically 6-8 mths.

I am now sourcing larger projects and have been offered a few off market land developments which require a greater level of investment over 18mths and this is more than my guys have to invest, so thought I`d ask on here for any referrals, before I go down the Crowd Funding route.

Hi
I used to post years ago but lost my login details and have only ever viewed since. Anyway, in general terms I have access to funds both my own and other peoples. The issue I/we have is that often after all costs/risks etc, there has not enough in it to safely make a decent return, it seems that costs inc fees do start to stack up quickly. I would qualify that by saying that I have no contacts who can access sites (only ever investigated via estate Agents) and have limited access to decent builders, really the main thing I have is the potential to access funds.
Where are you based ? ( I'm West Herts / Bucks). Being able to see things progressing would be very important , also to ensure enough security for any money invested.
PM if you want to discuss, I'm not sure how to PM!

I have worked with Shore Capital in the past, you will need to know all the risks inside out and be prepared to have a reasonable amount of skin in the game.

You can get bank rates at less than you are paying for private funding. Drop me a pm and I'll put you in touch with our head of specialist lending. Thanks

If you own the land our right with planning consent I can get you 100% funding for the build costs :-)

Which typically is the same a 60-70% gearing, ie what everyone does.

We use funders that 100% forward fund, but the critical thing in that is track record.
