I use DirectLine, but can't really say how good they are because I've not had to claim!

My broker sorts it out for me he knows what he’s talking about and I couldn’t find better cover it’s a bit different to house insurance so I leave it to the experts.

The brokers seem to sell two policies, one for arrears and legal expenses cover and one for damage to property. When I went to claim I found the big issue with this is both companies want you to use the tenants deposit to cover the first part of the claim and then they charge an excess on top but in reality you can only use the deposit once. Alot of the damage was not covered because things like doors were not classed and fixtures and fittings.
I successfully managed to claim for the arrears but the legal expenses cover was useless and wouldn't cover me as their enquiries agent couldn't confirm the tenants forwarding address despite the fact I had supplied them the tenants correct address and employment details they will only cover you if there is a 51% chance of recovering the arrears/ damage. The tenant was well paid and they could have easily recovered the funds.

Best broker I've found (used by many Housing Associations and similar) is Bruce Stevenson. Based in Edinburgh but have other offices including London.

I use towergate insurance, until recently i had each house on a seperate policy and was a nightmare to keep track of, lumped it all into one multi policy and saved a fortune. Ageas i think is the underwriter.
