I rent a shop unit which after a fifteen-year lease I have managed to purchase a building and relocate. The unit has a raised floor with six rooms formed inside with false ceilings. I forwarded the dilapidation schedule onto my builder and he has come back with 10k plus to strip out and put right.
Has anyone used a firm such as grafternow or hired laborers on a self-employed bases? Obviously I would need to get a sparky / plumber in to isolate gas and electric. Grafternow says it offers insurance but what else would I need to take into account? Things I can think of:

I specified PPE and CSCS card so all applicants have that.
I would need to supply tools and skips

Would I need to provide health and safety training, extra insurances or get them to sign health and safety policies?

Thanks

Jeremy

Ask the landlord what they would charge as dilapidations. It might be less than £10k

I believe you will need to comply with all of this

If you employ a contractor then he may well be allowing to support you in your role as 'Client', hence his costs.

HSE are extremely strict on demolition works as they represent a large part of the potential for accidents within construction
