Hi,
My business rates valuation is currently £15500. So I miss out on any relief or small business grant.
I'm classed as warehouse and premises.
The premises is made up of 2 units joined together by a large internal door (lets say unit 1 and unit 2). Unit 1 is twice the size of unit 2. unit 1 is a cabinet making workshop, unit 2 is one third sprayshop, one third storage and one third small showroom again classed as "warehouse and premises"

Is there anything I can do to reduce the rates, i.e is storage a lower cost. or can I claim some sort of retail to get a grant.

I ask not really for greed, but I was approached by the Altus group today who reckon they could reduce the rates and get me a retail grant. They want 25% of anything they get and future stuff. Figured I may as well give it a go myself.

I am a little miffed about getting bugger all from the gov't because I have a bit of space, I'm deffo a small business. Also a director so no handouts, if I can get a bit why not try?

Any help would be great. I'm waiting for my online acknowledgement of my occupation at present before I can move forward.

However, I know it can go up, so don't want to do it if there is no hope.

Altus Group have a huge database of all the claims in your area so can make a claim based on comparable properties. They'll also know all the legislation and tricks of the trade etc.

Like all these things a specialist is worth their fee.

I got tucked up many years ago by one of the money upfront companies.
Then about 2 years ago someone came to my office I told him to do one but he said he would reduce my rates but I only had to pay him on results with a one off fee which was less than a grand. True to his word

on

Split them up, Block the door up temporary / permanent. Start up a new company in unit 1 or 2 sole trader or ltd and get it re-rated.

seen it done a few times

Can you message me the address of your property and I will have a quick look at the valuation.

On the Grant this guidance https://www.gov.uk/guidance/check-if-youre-eligibl... gives details of who can claim. I am not convinced your property is wholly or mainly being used for hospitality, retail or leisure but who knows. Tackling the valuation may be an option.

Altus Group (as above) took over one of the notorious firms. No idea if they have sorted the sales side out properly - but I would check out the contract very carefully, or even better speak to Chris!

I saw the sales prospectus for the notorious firm Altus acquired as those far above me in the chain were pondering buying that notorious firm prior to its acquisition by Altus. When I sent the powers that be a link to a news report about the owner of said notorious firm all discussions were dropped faster than you can say hot potato.

I have not seen an Altus contract but suggest anyone always look at contracts very carefully especially the cancellation terms, and when a fee becomes payable.

I’ve used Altus for many years, even when Edwin Hill were around lol.

They have never failed to get me a reduction. Even acquiring another Company near Cheltenham has entailed a reduction as 2 units were joined but rated individually. Very similar to OP but I received a sizeable rebate backdated. IIRC their fee constitutes 50% of the entire first year saving but I keep the rest plus all future savings.

Their calculations can be a bit on the bizarre side but on the whole there is a saving to be had.

Other than that I tend to listen closely to what surveyor and Chris have to say.

Old Altus were fine and very reputable. They have bought one of the firms who are more represented in the 'cowboy' world though. What I don't know is how well they have integrated professionalism with a very aggressive sales force and what used to be a very unpleasant contract.
