In the slightly unusual position of moving house personally and probably moving offices professionally. When we looked for a new house, we went to the usual suspects of RM, Z & PL. What are my options for commercial properties (buy or lease) as neither of the above options have enough coverage in terms of agents.

I know some of the local agents, but not everyone, and there is definitely not enough time to speak to all of them!

In the past the local Economic Development unit (often run by the local authority or county council) would have also had a list of available commercial properties being marketed. Novaloca and onthemarket are also possibilities as well as the local authority in-house property team who often have a property list if they have their own portfolio.

The alternative is that if you know the area you are looking to relocate your business to, that you go old school and have a drive around and see what agents to let/for sale boards are visible and then get on the phone/internet etc.

I should warn that if you are after warehouse/industrial property, supply can be limited in some parts of the UK whereas offices can be slightly better and of course retail more plentiful often. If you are looking to buy, options will be less than leasing/renting.

As said, Rightmove commercial or Property Link.

Also, find the local commercial agents (chartered surveyors) and speak with them (best bet) or check their websites.

Few commercial agents advertise on the commercial sections of the established residential portals (Rightmove etc) because their listing prices are extortionate. Before the last place I worked at left RM their 'best price' was £10k for the year. We told them to FRO and thought they would capitulate but they didn't, so we walked. Others have done similar.

PropertyLink is probably best place to look.

Rightmove have dramatically reduced their commercial listing fees according to an agent I use for work (possibly due to trying to gain market share) so it is a platform we currently use when our properties are advertised.
