Hi.

My agent tells me I have to give 6 months notice to my tenant due to the covid act (protecting tenants, which I understand and appreciate). The tenancy is an Assured Shorthold, and expires on 14th August 2021. I look online here https://www.legislation.gov.uk/ukpga/2020/7/schedu... and it tells me 3 months notice. Since the tenancy agreement ends on 14th August even if it were 6 months surely 14th August is the last date?

Any input appreciated.

Your agent is right it's currently 6 months due to Covid.

An AST doesn't automatically end when you reach the end of the fixed period, it coverts to a rolling tenancy.

Thanks, i found out more info telling me the same. I also see that the legislation ends May 31st 2021 ... so that would help me a bit.

Could be extended again though, and there will be a huge backlog in gaining possession orders from the courts

It’s not a problem tenant, so I think I have options after speaking with them. Thanks for the heads up though.
