I'm looking for anyone with experience of of property letting , from either the landlord or tenant side.

Our current tenant is moving out at the end of the month, and has unfortunately caught covid, and is ill and self isolating.

For the new potential tenants, I have shared a video and pictures of the flat which I'd taken prior to the current tenant moving in.

There are a number of people who are keen to move in without an 'in person' viewing.

I'm probably being a bit 'old school', but I'm wary of this, so it would be good if anyone has experiences, good or bad, which they can share.

anything else i can/should do to help the potential tenants make an informed decision?

Surely if they've signed the contract and you've had a third party condition and inventory check that they've also signed, you're in the clear?

I have three BTL's, two of which were on the rental market recently. My estate agent does virtual viewings and, where requested, in-person viewings. I've had several applications from the virtual viewings alone. As long as the prospective tenant passes the referencing checks, I don't have a problem with it.

It’s not just about the tenant making a decision!

An in person viewing also helps a landlord/agent know who they’re dealing with and make a better informed decision about whether they want to let to, for example, the chap taking a non-smoking house who smells of smoke.

I wouldn’t let any of mine to someone who hadn’t been met and for whom both sides thought the property would work.
