Can a mortgage for a commercial property (warehouse unit) be obtained without a SIPS in place?

A unit has become available that is of interest, but we haven’t sorted a pension out yet to buy.

If so, nothing stopping it being transferred at a later date to the pension?

Should be fine, subject to the terms of the initial loan.

First port of call should be whoever your company already banks with. If they’re not keen then try a finance broker - some of my clients use Kingsbarn Capital.

Has this been thought through?

If you have the personal cash, which is net of tax, plus the proposed commercial mortgage, to make the purchase why then put it into a SIPP? If it is business cash, plus the proposed commercial mortgage, the asset could be sold to a SIPP however If the transaction is subject to SDLT you could end up paying tax twice. I suggest you discuss with your accountant or a tax advisor.
