Hi,

I am looking for a flat/house to buy in London (not more than 20mins away by motorbike to Chancery Lane). Preferably the better parts of the East End - E1, E2, etc... Wapping would be great!

Does anyone know of anything for sale? Or who I might be able to contact aside from the general estate agents?

My max budget in 250k.

I need:
(1) 2 double beds
(2) Parking! I am a PH'er afterall!
(3) Good condition
(4) Close to tube as possible

I hope someone here knows someone. I am looking to buy asap! Contacts are everything, I know this website is about cars, but just wondering if the brotherhood of PH's might be able to help!

I think you'll have to double your budget to find somewhere in wapping with parking

£250k buys you some 'places' in Island Gardens / Mudchute in E14 (Docklands)

Thats interesting, but I have seen a couple on Kennet Street with a Garage for that amount.

Not stuck on Wapping, but anything nice in the area (Whitechapel, Stepney and Mile End). Seen a few gated developments around those areas that were nice.

Try Surrey Quays SE16. You can get all your requirements-its very car friendly and has great travel links (Canada Water-jubilee line and East London line). The other bonus is that its set for a mssive redevlopment and will therefore be a sound investment.

It's a £1bn redevlopment Scheme that has now been signed off. Should be fairly amazing. Its also one stop to Canary Wharf or a 3min boat ride. The only problem is that prices are now rising very quickly. A flat that I bought 6 months ago has gone up 15% in price and could sell it 3 times over tomorrow..The ones slighty further away from the redevelopment have not been as heaily affected as yet (only 0.5m away and very nice also) and you could just about achieve your needs/budget but you'' have to be speedy.

Thanks very much for that!

I live very near CW myself. So I know the area fairly well... What would be the best area to buy in, in the region?

Is 250k realistic for the area and 2 decent sized beds?

6 months ago it would not have been a problem-now your choices will be limited to

Rothehithe St (there are lots of places along here eg Sovereign View, Pagent Steps, etc)

Rope St (Baltic Quay-very car friendly but an odd building and has had some maintenance problems, Rainbow Quay is a good one)

These are both around a 10 min walk or 5 min bus ride awat from Canada Water and Rotherhithe Tube.

Talk to Michael at Oliver Jagues and Samantha at KFH. They are both really helpful and tend to sell most of the properties of this value around the area.
