Guys,

We have progressed quicker than I had expected. After only two months of installing Paintshield protection film, we have a need to rent a unit/ workshop.
The intention will be to move our office staff and also the valeting side of the business into one site.
I am looking for 2000sq ft. Anyone have any ideas as to what is the going rate for commercial rental per sq ft?
Also if anyone has any contacts in the Norwich area that could help it would be appreciated.
The business is doing very well, we have seen a few competitors close up due to lack of business but thankfully we have been kept very busy over the winter so far.
Hopefully with us taking the Paintshield contract in the area things will grow rapidly.

On a side note, can I ask what services you as enthusiastic car owners look for in a valeting company? Do you use one? If not why not?
I have been a petrolhead for years and have built the business around my core beliefs that the industry needs to be more customer orientated and professional.

Try the find a surveyor section of the RICS website - www.rics.org I think. I've never done anything around there so no contacts unfortunately.

Savills is usually better for buying the larger properties, imo. egpropertylink is pretty good imo, just call the agents that come up for your area and tell them what you are looking for.

For 2,000 sq ft you might want to talk with your local Council too, many of them have their own Industrial estates for new businesses.

A quick look at www.norwich.gov.uk finds they have a proerty register online but I haven't looked at it.

Although you will want to know how much you are paying per week, per month, per annum, do a check to see what it equates to per square foot. There are scores of busineeses who take units on farms because it is only x per week without realising that it equates to £15 or £20 a square foot and they could have got a nice modern unit for less per square foot! So alsways convert the rents to a common factor.

Thanks guys. Looking at a 2750 sq ft unit tomorrow. The owner wants £9500pa rental plus there is £3000pa rates.

At present we pay £6500pa for a 1000 sq ft office where the price includes all costs. A big jump up to run a unit on our own.

I will try the sites you've mentioned and see where we go from there.

Does it have to be Norwich?I rent offices on a disused RAF base near Woodbridge, Suffolk

Cheap rental for all units.

Is there one near Norwich?
