Any pub landlords out there?

Very very hard business to be in nowadays.
Most people who go out to the pub are creatures of habit. Good food on offer is pretty much essential plus a high throughput of constant rather than destination trade. Most of what is on offer can be purchased in a restaurant or at Sainsbury's. Therefore a very competive trade to be in with many many pubs going under, being out to let, or getting converted into homes.

Its right near student ville, has more than average number of punters go through there, its not totally unreasonable price wise, makes fantastic food, yet the owner only pulls a max of 30k a year (was looking to buy off him till I heard that bit).
He works extremely hard and does long hours.... Say bye bye to your social life if you do.

Mate of mine is a manager for Wetherspoons and works like a dog an incredible amount of time also gets paid a pittance for the effort he has to put in. Ive always wanted to invest in a pub and let him run / manage it, I could trust him and help out as and when. Thing is it seems a very expensive thing to get into. Youve got the lease to buy which I understand is yours when you come to sell in the future, then rent plus local council fees etc... Doesn't seem as easy to get into as other businesses could be. But the stated profit looks impressive. Its a town centre pub that is always full, gets passing trade and locals.

Loved it but it's a way of life not a job.
We never "went short", but there was not always the money to pay us a steady wage each week.
For reference we had a village pub that was a destination food pub. Tied to Pubmaster then, and margins were tight then (left in 2000) I hear from friend who still have pubs that margins are getting smaller...

Don't do it just because it appears like a good idea! Being a publican is very hard work. Equally as has been said in many cases you need to do good food, which means a good chef. Several clients I have pay the chef more than they take home for having the responsibility of running it!
Do go through the books very carefully indeed to check it stacks up, and take professional advice on the rent!
