Morning all,

now I know what I am about to ask is a hard thing to quantify but I what am doing really is drivin me nuts!

Very simple really, I want to fit out a shop shell.Its an L shaped building about 6m high and 17 by 13 m into the L and each short side of the L is 8 metres. It needs: a suspended ceiling, AC throughout, a wooden floor, plastering throughout, (including 2 walls plasterboard is required to pull the walls away from waste pipes) the fitting of a staff toliet and a sink and of course lighting No shop units are required at all - I need an open space.

I have had quotations for up to £150,000 which is unbelievable.

I really need some time of 'ready reckoner'. Do you know of any resource that I can put in details like the above and it comes up with some type of cost calculator?

Oh yes, any other tips of dealing with building contracts would be very much appreciated as every time I shake their hands at the moment I feel compelled to count the fingers on my right hand!

Hi,

I'm involved in shopfitting new stores for a major high street retailer and those prices seem steep. I don't know where you are in the country but I have just done one on the outskirts of Manchester for just over £80k (shell in a shopping centre)but that included counters etc.

Never used this but google threw up

As for contracts, JCT 98 will be a start but a good project manager is worth his weight etc..

thanks for the reply and the link to the calculator. Agreed, I think the prices are steep as well. One more quick question, WRT airconditioning units, are the brands all the same and do you have any ideas what the cost would be for aprox 850 cubic metres of air?

I've not really seen much difference in the units. We used to fit Daikin but now fit Hitachi as we go at better deal. There are also Toshiba, Mitsubuishi, Carrier etc

I'm not an a/c engineer but the units we fit take a battering. You need to also factor in running costs (beside the power costs) e.g. we do a minor service every quarter (really just cleaning filters got to keep the warranty valid rolleyes ) plus a bigger one once a year. It does seem that whatever system we fit there sems to be a major (ish) item that needs fixing about every 2 years be it a new coil or regassing the system.

Prices, hard to say but if is is based on the dimension you gave in your first post you are looking in the region of £5k. (assuming your mains supply is adequate)

Best have a word with you nearest installer.

A/C could be budgeted at around £100/m2 (for htg/cooling unit). Maybe around £90/m2 for cooling only.
