Right some of you may have seen my post on here about PX my house. Well the deal might actually come through depending on the figures and what i can get the house builder to pay for and throw in for free.

What i really want to know is what are the actually costs involved with buying and selling a house.

1. Selling
Solicitor fees of how much plus anything else?

2.Buying
Valuation - How much?
Solicitor fees - How much?
Home Buyer survey - How Much?
Stamp Duty - It's OK i can work this one out!
ANYTHING ELSE - HOW MUCH?

I am really trying to get a ball park figure for the sale of my house plus the another figure for the purchase of the new one.

Any help appreciated and figures very helpful.

It really depends on the property prices of the one you are selling and the one you are buying.

I am currently buying/selling a house at the moment. and the total ccosts for me including stamp duty are around £4k. this does not include removals its all down to the solicitors, estate agents

I am not bothtering with a home buying survey as the property is reasonably new and just outside its NHBC. depends on if you want piece of mind

I wish that was all i had to pay.

stamp duty is double that, however the house builder is going to pay for that. I have probably got my figures about right then but anybody else who wants to add there pennies worth.

Estate Agentcy fees on the place you're selling: ~1% of selling prices, depending on the deal you negotiated with them.

I have been with a few estate agents and none of them are 1% the best was 1.5% and currently it is 2%. It is really all the other fees and how much they all are.

When we bought the current house it was a new build, £50 and move in, so not really sure on all the fees that now apply to sell and then to buy.

Stamp duty for me in around £10k but that is being picked by the comapny i work for as long as i pay solicitors etc.

I see in the press over the weekend that some are lobbying for the stamp duty bands to be raised.. Shame it will be too late for me though.

More money for stamp duty, dont they get enough, OK i can understand the goverment want to tax us for everything, but surely it should be on the amount over each thresh hold not for the full amount.

'Round here 2% is the usual opening gambit and most will settle for somewhere between 1 and 1.5%, but they're happy to take more if you bottle the negotiation!

I guess there's more room for manoever the higher the price of the property. (I've never undestood why Estate Agents get to charge a %-age based fee; its not like there's any more work involved selling a £500k house as opposed to a £80k one)

These rates were with negotiation, to the point where i walked away and went with another agent. Doesn't matter anyway they are all sh!te and cant sell my house confused

All looking good with the deal for the PX though, should find out if we can get the mortgage tomorrow morning then we have lift off if we want it.

Just going through this process now.

I got a 1% deal, and when I look around, that is fast becoming the standard in my area (Windsor), with one new agent looking for 0.75%. Obviously they all try it on, but don't forget your VAT on top.

For buying, the costs are as follows:

Mortgage arrangement fee
Mortgage survey fee
Conveyancing
Land tax
land registry
Bank transfer charge
searches
Another bank fee (£2)

Other potential costs:-
removal fees
packing fees
Don't forget the change of address stuff and paying the PO to forward your mail
Removal fees
Stamp duty

Too ashamed to say the total cost of our move which is progressing, needless to say Gordon B is very happy

If you are paying stamp duty on any property costing £500k+ (eg 4% band)then drop me a PM as I may be able to mitigate this for you
