There's a brand new massive (don't know how big) next to our old premises in River Road, Barking, Essex, IG11. There also a coule of new big ones just along the road at Dagenham Dock at the site of the new Channel Tunnel terminal. Also one called "Circular 13" eastbound on the A13 just after the A46 junction.

We do have a much larger budget to play with and I guess £150k was the lower end of our expectation. The scale of this project is very new to most of us and we are really just dipping our toes in the water at the moment to see what is realistic. Our business will require a rather large area and heavy development as to its functionality when secured for which we have an experienced architect already looking into. The site we are hoping to find will be an accessible east end warehouse with easy access to main road networks / rail and the water (at least that is the wish list at the moment) but we are as I said very much beginning our research on this.

Thanks Mark, I will certainly be looking into these.
Depends what you are planning to do with it. Do you need a new building or a clear site?
There is a certain amount of competition these days to find land and buildings in East London because some event is happening in that area in 2012!
Don't forget many of the local agents act for both Landlord and Tenant and therefore may have an interest in what they say. My firm only acts for tenant but is not based there, although we have several clients there.

If you are looking at a new build site then you wont be able to get the planning permission through and the site up and running within 2 years... Stick to a establish business park in the east end of london there are some to be had at reasonable rates.
when you say east london where where do you wnat to be near as i have a few developer contacts in the east end with a few warehouse being constructed now ready to move in in june/july!

Anyone lacking experience in negotiating a large commercial letting or purchase should have professional agents acting for them. Without that you can be like a lamb to the slaughter

Typical costs per sq. ft for a newish shed are about £9-12 per sq. ft per year, so you'd be looking at around £1.0m. This includes Rent, Rates, energy, security, site maintenance, building insurance. We have a shed in Barking (DHL), so I know the numbers. Having said that, a brand new shed will come with a period of rent free, i.e. cash in pocket, that might cover 12+ months on rent. If you're looking to outsource your logistics business, I'd be happy to talk.
