How much is this building worth????????

I'm looking for a small industrial unit and come across one for sale. Its sat on a 1/4 acre plot (freehold), single span galvanised steel structure covering 3200ft2, with steel cladded double skin and insulated walls and roof, large roller shutter door, concrete floor, small office, wc, brew room, three phase electric, gas, water, yards to front and one side. The building was erected in 1990 and looks to be of the prefabricated modular type. It seems to be in very good condition and has been well maintained. It is located on a small industrial estate with close motorway links.
Would anybody, in the know, hazard a guess as to how much something like this is worth?
