Hello everyone. I have a business idea and I am trying to put together a business plan to see if the business will be viable. I have two area's that I need some help with. Any advice would be much appreciated.

- I need to find a property to locate the business (South Wales). It must be along the lines of a hardstanding yard with permission for a porta-cabin or office with a phone line and electricity. If this is not possible a warehouse with access for vehicles will be sufficient, although I would imagine it would be more expensive. Anyone know of any estateagents that may ofer this sort of thing?

- I will need a business overdraft or loan (approx 30k). How much of my own capital do you think i will need or will it be possible to borrow the full amount ( I am a home owner) ?. I have looked into this previously with a franchise and the ratio i was given was 30/70 own capital/borrowed amount.

Any help is appreciated.

Funnily enough I work for an independant S Wales based Commercial Mortgage broker. Once you've found something give us a call and we'll happily go through your options with you free of charge.

Our site & contact details: www.kingswoodassociates.co.uk/

If you need help finding something then give us a call as we work with a lot of the local surveyors, commercial estate & letting agents, land finders, etc. so should be able to help you in the right direction.

Good luck.

Try www.ricsfirms.com/vw/search/location.aspx Under "Type of surveyor" click commercial agency, and that should bring up a list of those active in your target location.
