Looking at buying an apartment in Birchwood, Bewsey. Does anyone know roughly what 1 bed apartments and semi-detached houses go for?

Cheers

Hi,

Do you know Warrington much? Birchwood and Bewsey are probably two of the cheapest areas you could find in Warrington. If you are buying to let, then a lot of the 'young professionals' would probably be looking at one of the hundreds of empty flats just chucked up in the centre of town.

An apartment in those type of areas may be as low at £80k, but this might be ex-council. One of the flash ones uptown are maybe £120k. As for a 3 bed semi, maybe £120k and starting at £140k for a nicer area.

Hmmm thanks, its a group of existing apts offered at a discount, but unfortunately being from London I dont know the area. Is Birchwood and Bewsey considered the centre of town?

Is it a very dodgy area or are people actually buying there?

Birchwood is about 5 or 6 miles from the town centre and is focussed around a shopping centre with the likes of Asda, Aldi, Iceland, Home Bargains etc. There is an estate which is literally like a rabbit warren of low income housing from the 60's/70's.
The good points is there is good motorway access with a junction a mile away and a lot of people come in from Liverpool/manchester to work there as there is a big office park with loads of units.

Bewsey is more towards the town centre, maybe a mile away or less, but most will be either purpose built council appartments or terraces and council semis. Again, most 60's and 70's construction with some older terraces.

Both areas are pretty rough to be honest, though I dont know what point of reference you would use for 'roughness'!

The Uni of Chester campus at Padgate/Fearnhead is pretty close, at a mile or two away, and when I was there a lot of students got cheap housing in Birchwood to rent in termtime, maybe this is an angle?

That said though, the poor guy who I hope will rest in peace who has been on the news was beaten up by scallies in Fearnhead at the end of last week.

It may be a co-incidence, but there are about 4 or 5 large brownfield housing projects started or just finished literally on the edge of the town centre. Each are hundreds of 1 and 2 bedroom flats. Just from the laws of supply and demand I think they have built too many, but my other hunch is that the older housing stock in the outlying areas will reduce in demand.

I wouldnt count it out completely if its a great deal, and you can get rental return. Birchwood I would say was slow decline through lack of investment, but at least in Bewsey being closer to the town centre it may pick up some of the 'rub' of the other investments going on. Warrington has just had pretty much half of the town centre rebuilt last year with a shopping centre next to a new bus station next to the station, so is pretty much 'on the up' if you get the right area.
