I had an interesting phone call today from a company that specialises in evaluating business rates.

I thought why not, I invited him over to show me the deal, he would basically charge £700 + 25% one of f comission on reduction of rates, heck I can do that myself.

Basically he said that 2nd floor office space is rated at 10% less than ground floor office space, he also noted that our rateable value went up by £1k in the last year for no reason (true).

Has anyone had experience in this field?

I think they specialise in people being too lazy or busy to deal with their own rates. Just find a free 30 minutes to check it out yourself, a far better deal, especially for smaller businesses.

In theory as RichBurley says you can do it yourself although its not quite as easy as Rich makes out, and you will not always get the best deal.

If you want to get a proper job done you should contact a probably qualified Chartered Surveyor who specialises in business rates, it is a specialised field. As you might guess its one that I work in! Many qualified specialists work solely on commission.

For your information we work solely on the basis of saving in rates payable, no miminum fee, but as a result our commission will be higher. However if we don;t save you money we get nothing, he gets £700, who works harder to reduce it further? Is the 25% commission based on rates payable or rateable value? If the latter don't forget that you only pay £0.437 in the pound of rateable value. And if you are a small property then you'll pay even less.

If you PM me with address and postcode I'll have a look and advise accordingly. Totally free, oh and can you also PM the name of the company.

Of course you can. Emails go to my work address so I won't see them until Monday. Mind you better software there to investigate assessments!

On reflection you can't! If you click on my user name it will bring up my profile, and top right give you the opportunity to email me. Use that option and I'll look at it on Monday.
