£60K commercial mortgage, where from?

I am looking at buying a small storage unit for which I need to borrow £60k (60% of the value of the unit). What rates are available and where from? My bank are quoting 1.75% above bank base rate.

dependant on fees/ criteria, that isn't a bad rate.
I'll happily have alook round for you, but on that sort of borrowing base + 1.25- base +2 is about usual, and that isnt going to be an over-exciting sort of saving.
