Buy to let online communities - sell my rented property
Discussion
Does anyone know of any buy to let online communities?
I own a 4 year old house in Hertfordshire, which I rent out but would like to sell – rather than go through the ormal estate agent route I wondered if there was any way to get in touch with Landlords direct ?
The house is currently let out (STTA) and the occupiers are keen to stay on for at least the next 9 months, so it would be a hard to sell anyone other than a landlord.
thanks

You could try www.landlordzone.co.uk/forums
The problem these days is that it is difficult to yield >5% so you might want to consider marketing to potential owner occupiers as well as investors...ie use an EA or one of the online £99/ad webwites.
Best of luck.

thanks for the hints
I get £1,500 a month and reckon it worth about £340k (EA thinks more - but then they always do) It has been a good house to me - i lived it for 3 years - then rented for last 18 months (both times it has rented within 3 weeks)
Being new the maint costs are tiny so i guess the yield is about 5.3% - also the house is in the south east and therefore capital gains has been marginal for the past 4 years - meaning it is not really part of the housing price bubble (i think it has gone up by the equivalent of 4% a year)
Wife wants us to do up our new house and therefore time for me to sell.

I take it realise that you won't be liable to capital gains tax - if you sell within 36 months of moving out.I get £1,500 a month and reckon it worth about £340k (EA thinks more - but then they always do) It has been a good house to me - i lived it for 3 years - then rented for last 18 months (both times it has rented within 3 weeks)

It is a HMO? Or do you have a long outstanding tenancy agreement?
