Live/Work units

Live/work units, sound great but I can't find what I'm looking for. Does anyone have any advice on where to look?

Ideally looking for:

3 bedrooms
Drive in bay (or double garage)
Within easy reach of central london, i.e. within 8 miles of London Bridge
Preferably on a commercial/light industrial estate, i.e. not in the middle of a row of terrace houses.
Obviously the cheaper the better, but have a realistic budget.
