I have one too, but it's at work. If I remember I will e-mail it to you in the morning. I don't think it's an all singing all dancing AST but it was good enough for when I let out my flat.

Is it uptodate? Does it include the new tenancy deposit regulation and wording?

get a proper one done and pay for it. It will save tears before bedtime.

No, I need it for another reason. The property is lat to a family member who "forgot" to tell council and I have just had council tax bill in my name. Just need to show agreement so that correct name can be put on tax bill. Lesson= Do not let to family members!!!!!!
