I'm about to start up my own business in powdercoating, i have 4 large warehouses, only 2 of which i will actually use. im not sure of the actual square footage of them but i would estimate them to be around 5,800sq ft each.

Now if they where in oxfordshire or somewhere fairly central, they would be worth a small fortune and i would probably sell them, however they are in west cornwall.

I have thought about storage for cars ect but i think this may put people off as they are in cornwall.

Any ideas?

Nick,

get an agent on the case, they should be able to give you a steer. They should also have a fairly good idea of what value/use they could attain.

Have a look at similar warehouses to let locally to yours.

If you then ring the agents, they'll tell you how much they are to rent.

That'll give you some idea as to how much you could rent yours' out for.

If you do go down that route, you'll need proper advice on the wording of leases etc.

You could either then rent them out yourslef or via an agent.

thats the thing, there are no other large commercial units like these in the area, or in west cornwall at all, as far as i am aware!?

I didn't really want to go through an agent as they will charge me an extortionate amount and the local agents down here that would deal with such a thing would Be Stags and they are not the best to be fair.

Might as well grow ganja in them like everyone else in Cornwall.

p.s. a mate of mine loans his empty barns to a tour bus company during the winter...

However, an "extortionate amount" on something is more than no charge on nothing... However if you have something which is not common, then you should have a captive market... I'd approach businesses, they're always looking for storage space, possibly sharing with other businesses.. Try approaching a number of local businesses with an A4/A5 leaflet outlining the proposition and see what the feedback is like..

tempted on the marijuana factory, however i dont think the local council would be very impressed when i ask for planning laugh

Dont get me wrong, i think i can market them myself no problem, just looking for ideas on possible uses, i will approach a few other business's in the area, but i'd rather keep traffic in and out to a minimum as i have my own security to worry about, the last thing i want is problems with the tenants things going missing due to not knowing who should be in there.

You want to speak to a chap called Dylan Lloyd-Jones at Alder King in Truro. Dylan is a good friend of mine and works in commercial agency at AK's. Having dealt with him on both personal and business matters (I also work in commercial agency) he's a top chap. 01872 222174

Would love to help but a bit 'off patch' for me probably, but if you get stuck then let me know smile

Brilliant thanks very much for that, i will be in touch! Thinking about it, i'm not really going to have the time to do it all myself anyway, with starting the business it would be extra hassle, even though i like to be in control of everything hehe

I will give him a call late september once i have the groundwork sorted and all the boundries drawn up thumbup

Open a huge lap dancing bar.

I was talking to a guy who knows a guy that owns one.

IIRC the Girls pay the club owner for the privelige of dancing there and earling money.
Circa £300/night i believe

Huge warehouse+ lots of tables= lots of girls=lots of £300s!

And thats before you charge admission and bar takings!

£50-75 a night for Docklands / Central london places.. typically nearer £50..

£300 is dream land (or exclusive Arab / Ruski / petro only clubs!)

I dont think many people would be making a trip to an old daffodil farm to watch lapdancers laugh

I already have 2 of them which i'll be using, one for the powdercoating, which will include an automated plant and manual as well as a wet paint booth, plus the oven. so thats one building full.

Then building number two is directly opposite, which will be used for the blasting and prep work to stop contamination. I may also section part of it off for metal polishing, if this is the case it will come later.

That still leaves me with 2 massive buildings i have no use for.

Do they have any potential for residential development?

If they do, I may know someone.

As they are in a residential area i cant see why not, at least one of them would be considered as its right next to 2 houses. The second is an old mill and is pretty much on its own so i very much doubt you could develop that.

Is there a lot of caravns down that way. Maybe you could charge people to store their caravan indoors rather than rotting in a field.

I have already looked into that, however the doors are too lows to accept caravans through it, so car storage yes, but no to caravan storage, plus the council in this area are a bunch of little hittlers, they hate caravans so it'd be a real struggle to get permission for that type of useage.

How about a holiday business: learn to build your own kit car.

Hire a couple of people who've built a few Sevens or Ultimas or whatever and the necessary tools. Then find a number of people who want to build their own car, say six people. All six work on all six cars. You share the cost of tool hire and learn from each other and the experts.

Off-season the local hotels will be very cheap. They will of course want the chassis powder coated :-)

or..

Indoor karting meets laser tag:

Electric karts with infra-red sensors on them. Each kart has a gun on it. Shoot the kart in front and it slows down. Drive over speed-ups, ammo and shields. Just like Super Mario Kart. Spectators get pistols to help in team races. Kart to pit video and everyone gets given a link to their races on YouTube so that they promote it for you.
