Strength of current residential lettings market?
Discussion
A flat of mine in Gravesend, Kent comes vacant next week. Its been on the market for a few weeks now, with seemingly little interest.
I was keen to avoid a void period. If the current agents haven't secured tenants by the time of check-out, i'll have to instruct a couple more and maybe lower the asking price.
I know August is typically a quiet month in the property business, but I was led to believe tenant demand is outstripping supply at the moment.
How are other residential landlords faring?

Not great. Been trying to let a house which won't sell in Wiltshire. One enquiry in two months and that was after a rent drop and from someone who wanted to move in immediately which we couldn't accommodate. I think the renting will save the bacon of the property selling classes scenario is another myth propounded by the media if you were not already on the bandwagon a good few months ago.

Hello mate, my mate has opened a letting agency recently and reckons the market is really strong. He used to work the gravesend market back in the day so if you'd like a chat with him just PM me I was keen to avoid a void period. Thanks for the advice.
Tenants are checking out today. I have three more agents instructed on the flat. The current ones seem to be less than hungry......
Gonna stick it on for £675pcm. Give it a week; if no joy, then down to £650. Absolute steal at that price IMO for a 2 bed / 2 bath apartment, balcony with river views, allocated parking etc in Gravesend. We'll soon see.
I digress slightly, but the current credit crunch is starting to show. I was in Dartford on Saturday - the high street office of a mortgage broker who arranged several loans for me is now boarded up and closed.
Also, how many sales agents are there in Gravesend?! Must be 20-25, I reckon. On Saturday, they all appeared to be deadly quiet. I can see a few of them closed up this side of Christmas.

It was on with Amax. The owner is Chair of the SPLA, and they've let it out for me since purchase four years ago. Staff don't appear to be up to much, though. I always seem to speak to different people when I ring - they appear to suffer from major staff turnover - plus the negotiator I spoke to last week sounded very young, inexperienced and somewhat disinterested. Check-out is today. They said they would call on Saturday to let me know what time so I could attend. No 'phone call. Rather less than professional, methinks.
You'd think they'd give a $hit, me having been a client for 4 years.
I've now instructed Ward and Partners, Your Move and Pro-Let (lettings arm of Bairstow Eves in Gravesend).

May I suggest you have a chat with Nigel at M&M property services.
