Hi All,

I've been think of the above for sometime now and just wanted to get some views and ideas. Property value seems to be very low and I know the market took a big hit but it represent great value.

My main thoughts:

1. I will use the property (7-10 days pa)
2. My famiy will use the property (14 days pa)
3. I will advertise the property with a website so others can book and pay online

Main consideration is capital appreciation over the next 8-10 years. Not really concerned that it will only be let an additional 5-8 weeks pa - I'm just guessing?????

I would obviously offer a massive discount to P'hers.

So what does everyone think?

1. Do families still want to go to Disney and all the other theme parks etc?
2. Will the property appreciate over the next 8-10 years?
3. How difficult is it to purchase property in Florida? (I have purchased in other countries)
4. Pros and cons?

Yes, I think families will continue to travel to Florida.

My gut feeling is that US properties will generally rise in value from the present lows but remember the exchange rate isn't particularly in your favour at present.

And there's the disclosure of income from such lettings for tax purposes to consider too.

My BIL is even further disenchanted as the place he owned was broken into as soon as they left after Xmas - common problem, apparently. It has a centrally monitored alarm too.
