Hi,
I was just wondering if anyone knew of any decent lenders at the moment for smaller lot sizes on both the resi and commercial front. I have relationships with funders currently for £1m + although it is not cheap it is there. However we have a secondary consultancy business that comes across a lot of cheap property on both the resi and commercial front, so.......

Does anyone know the parameters for commercial property loans i.e if we were looking to buy a tenanted retail unit or something at 10%... presume it depends on covenant and lease length etc but for this exercise assume 10% is slightly undervalued and lease length is 25 years +. What equity would you currently have to put into a deal like this?

We have a few smaller sites that make great margins, however all the banks we see will as mentioned only lend on £1m+ which is fine for our larger developments. However it would be great to get some gearing on these smaller sites... typically new build development with planning making 35/50% on cost.
