Commercial Estate Agent / Business Transfer Agents Fees?

Im thinking of selling my business, a licensed premises. The agent wants £100 per month for 6 months up front to cover cost of advertising, started at £150 per month but reduced it after about an hour of moaning and just wont go for a no sale no fee arrangement. They also want a sizable commission on completion. Is this normal when selling a business or commercial lease?

They appear to be a competent company, adverts placed on rightmove and businesses for sale, they have some good premises listed on there site and a sizable section of what they say are recently sold businesses.
