MODS: Now I could load up 30-odd pictures or just link to my Photobucket file for the finished project.

Now for the Info.

Refurbishment of a 2nd floor apartment, for a well known West End high value property company for their rental stock.

Quick-ish over view of Project.

2/3 bed, (Master Bedroom, Bed 2, Bed 3/office).
2 En-suite, (Master Bathroom, Bath 2, Guest shower room).
1 Dressing room, off Master Bedroom.
Dining room.
Drawing room.
Kitchen

The flat was completely stripped of all ceilings/internal stud walls/plumbing/electrics/flooring etc.

Voids were all hoovered out of (From original timber shavings from when it was first built to the usual built up dirt and debris from the last couple of hundred years).
Insulation installed between the new levelled joists.
A 2 fold acoustic flooring was laid (Gyproc SI system & Reduc 35), Carpet to Bedrooms, Timber flooring to Dining room, stone floors over under floor heating to Kitchen and bathrooms.

All copper pipework under flooring used the crimped joints so to cut down on possible under floor fires and to do away with the need for hot works permits.

New steels (203 UC60's) installed from side party wall to side party wall in 2 areas.

New Timber stud walls fully insulated & double tacked either side with the under sheet being a ply for strength.

New Fireline ceiling using the pink Gyproc fire resistant plaster board, completely sealed at the edges.

New MF Double tacked Gyproc acoustic ceilings.

New Lighting throughout but without a programmable system and taking into consideration the need for new legislation to cover the Eco-Homes cert.

Marble/Stone clad bathrooms to walls and floors.

Dornbracht Tara Logic sanitary fittings.

Majestic Frame less glass shower screens.

Bespoke joinery to Dressing room and Bedrooms.

Bespoke doors throughout.

A period remote control Chesney's fire place and Georgian register grate.

New double glazed sliding double doors to the Master Bedroom and the Drawing room.

Top quality decorations throughout.

New fob controlled Security alarm,

New Video Door entry system.

Networked Voice, TV, Sat, Phone and data.

All carried out on time & budget(44 weeks)give or take a week of snagging (now rented out after being void for 6 weeks @ circ £2500-3000 a week and on Budget.

Walls, Dulux Vinyl Matt Emulsion. Chalky Downs 5.
Woodwork, Dulux Oil Eggshell. Jabot White.

I guess these are a slight homage to Farrow & Ball colours.

Project sum was aprox £835K of a possible value of apartment of £6-8M short lease, God only knows how much for freehold.
