Extension Cost Question - Building Over a Garage

Just trying to get a 'back-of-a-fag-packet' cost for building over a single garage (attached to the house) to provide an additional bedroom & ensuite upstairs. The garage is normal single width but about 25' long. Would also need a roof (i.e. not flat-roof).

If anyone's done it, or has investigated it, could you give me an idea how much?

And while we're here, anyone know roughly how much to re-tile a roof completely (just tiles, no joist work) for a bog standard 4 bed house?

No idea on the cost,but are the foundations strong enough to allow another storey.

Good point and I don't know the answer. Hoping someone might say "£x if the foundations are okay £x + y if not"...

It really is just a guesstimate I'm after; the house is for sale, needs gutting, but the sold prices on the road would suggest it would stand a £100k spent on it.

Last time we enquired about doing something similar, to rebuild the garage from the foundations up including additional en suite bedroom, we were getting prices broadly in the 40k to 50k mark.

Couple of years ago we did that. We also extended behind the garage for a utility. Gave us a room over the utility and a master bedroom with ensuite over the garage and using the box room.

Thanks. That sounds quite reasonable. Was that with a pitched roof, electrics, plumbing and plastering?

Oh yeah, because the garage was single skin they built a pillar at the front of the garage with appropriate footings and stuck a huge steel in to support the walls above so we didn't lose the garage width.
