Properties in Aberdeen?

Not sure if this is in the right section or not, but this seemed the most sensible place to put it. Mods - Feel free to move 
Long story short, my friend can't find a flat for second year of uni, so I have taken it upon myself to ask for help from the collective minds of PH!
The requirements are 3 bedrooms (2 can be done, but with a lounge converted into bedroom 3), must have an HMO licence, and as near to the hospital (Foresterhill) as possible as we are all medics. Rent limit would be £1200 a month.
Rousemount looks like the best area as it is between the hospital and town, but I think other areas may have to be considered as they can't find anything.
I think they have looked round all the local estate agents, and I have suggested they go in in person to establish a rapport and show face.
So does anyone here know where they should be looking? Do you know a good estate agent? Are you renting a property? Do you know of somewhere that may be coming up soon?
I would be very grateful if anyone could reply, or PM me, as they are getting quite desperate now!

Am bored so trawled the rental sites I have for Aberdeen and there isn't much , only one I can find is this one in Holburn; might do as should be able to bus it to Foresterhill.
