According to the planning consultation the environment agency is asked about flood risk. They've just got a new model which is now predicting higher levels by 2.5m.

Now the stupid bit, this level is calculated in the model based on the river area ie 2.5m higher in the river corridor, IT IGNORES THE BL##DY FLOOD PLAINS. Now I've got problems with planners because the environment agency say yes it could flood to 2.5m. My building will not be flooded to that height because the water will be stored on the flood plane...

Arrggh. And all the environment agency say is, well we have to respond and that's all our model will tell us.

They're mixing apples and pears.

Don't think it won't effect us normally though as come renewal of insurance just about every house in the uk is a flood risk unless it's on the top of Ben Nevis.

The office I'm in according to them in a 100yr flood would just reach my feet ON THE FIRST FLOOR. But in the recent 300 yr flood we still had a foot to go on the existing flood defence that is about 2m below me.

I Feel better now. Oh we'll end up having to spend loads on a report to show that the enviroment agency report is useless for these purposes.
