We're have a tennant in as we have moved, but we are probably in negative equity at the moment.
There are a few other flats on rightmove of the same size, in the same block asking for 20 - 25k more than us which I find amazing, as has been said above, the city centre is overrun with blocks of flats.
Ah well, the tennent is just about covering the cost for now - just never wanted to be landlords.

He will really be struggling to get a commission.
If he knows you are mroe flexible in price than the dreamers you mention, then he should be keener to show people round your gaff.
Maybe also offer him a higher fee if he sells for over a certain price.
