viewed a house recently which probably needs a bit of work. One area that concerned me a little was that there seemed to be a bit of sag over a set of sliding patio doors. I suspect there is insufficient support for the span - its probably about 8feet - and may require a new lintel above the window. What sort of cost would this involve?

cheers for tips

About a grand, similar cost to removing a supporting wall between two rooms.

Had several quotes for exactly the same thing - all £325-450 from my hammer. It's an 8' span, external skim only however, with no remedial work to the inside (plastering etc).

That's quite cheap!

That said it's going to depend on the type on lintel needed, who's making good etc. Budgeting a grand should cover it, and any less is going to be a bonus.

A replacement lintel over a window is far less work than making a new opening in an existing wall. The lintel it's self depending on size £100 could be less.

Just priced some lintels at 2.25m long, admittedly for a 150mm inner skin and HD ones but..

Catnic CH110/125 £518 + VAT
Birtley HS90/130 £189 + VAT
Catnic CH110/100 £223 + VAT

An 8' span needs another foot of bedding, so you would need a 2.7m one. Would be surprised if you could get a 2.7m lintel for less than £100

I would budget between £1k and £1.5k all in.
