Just average arable land but you are not into farming and you dont have palnning permission to turn it into densely packed Executive homes at 1 Million a pop or a retail park, whats to stop you getting a "Service Road" put in that skirts the boundaries of the property so you can drive round your land, perhaps at a decent speed ?
Do you need planning permission for this kind "Service Road" and I am guessing, it being private land you can set your own speed limit ?
What is the liability for anyone who trespasses and perhaps meets with you driving round your land at or below your posted speed limit ?
Basically, can you build a home made racing circuit, just for yourself if you have a few acres of land ?

Suppose it depends of how close it is to people likely to care and how much noise you generate, though peiople in this country do move near Air Bases, Airports, Race Circuits and then complain its a bit noisy so an unofficial race cuircuit would result in strongly worded letters to Watchdog or something.
Only thing wrong with putting a perimiter track round my property is that I would need a boat for the bottom end, a peat bog gradually getting wetter and wetter until it is a small loch

I am thinking more a private track set well away from immediate neighbours, and, lets be honest it is highly hypothetical, my inlaws have a few acres and we occasionally have a blast round the field in my grandads old Metro 1.1, so far nobody has complained but then the neighbours are a fair distance off, Metros arent very noisy and the airport and M56 generate more noise anyway, in fact passing motorcyclists generate way more noise as does the occasional noisy car.
Sometimes I wonder in this country whether people complain because they can, possibly through jealousy rather than it actually causing any sustained disturbance at a really high volume, between the hours of 7am and 11pm you are allowed to make some noise, be it power tools, music or whatever, I try to keep it to a minimum but sometimes you need to make some sound, just need to do it with consideration.

Exactly... Consideration. My neighbour has none! He was banging on my door this morning at 2.30am!! TWO bloody THIRTY... can you believe that!?!? Luckily for him I was still up playing my drums The old ones are the best
