After much soul searching I have finally put down the reservation fee on a restoration-new build yesterday. Looking over the place with a new purchasers eye, rather than the giddy eye of my wide wanting an ensuite there are some things I think should be done before we hand over the wonga. What kind of thing is consired reasonable as snagging required before taking over a new build from the developers?

The house has been stood a whiloe before sale and at the minute I have:

• Re-creosoting/staining of boundary fence (has faded and been put up in stages so colours don;t match)
• Repainting of blemishes to paintwork (marks on white-work and patches in various locations on the walls)
• Cleaning of mortar from window sills
• Cleaning of windows
• Filling of animal holes in the garden (rabits and badgers I think/hope)
• Trunking of electrical cables in the garage
• Installing of a window sill in the garage.
• Re-varnishing of exterior of garage doors
• Inserting sufficient gutter support brackets ( I hear they gave in the snow last winter) and the sealing of all joints in the guttering


Am I unreasonbale to expect the place should be as close to perfect as it can get?

Is it worth paying one of the professional snagging companies to take a look and compile a list?

Probably better off adjusting your offer to take into account the defects.

I think the snannging companies suggests that you ptresent the list before excgange and make them a condition of completionn as getting them done afterwards is alot more difficult.
