Hi guys

There's a chance I might be moving to London with work and having never lived, nor spent much time there, I need some help deciding where to live.

The office is close to Liverpool Street Station and Moorgate Underground so that can be taken into consideration for commuting.

Ideally I would like to spend around GBP 1,000 pcm and be no more than a 45 minute commute from work (door-to-door). Obviously I'd like to stay in a decent/safe area but I've lived in a few dodgy places so can cope if it's just a little bit ghetto.

As far as accomodation goes, I'd like a decent sized 1-bed or maybe a 2-bed in a less desirable area... is that possible for my budget and commuting time?

The people that own the flat above us are moving to Los Angeles, and renting theirs out.

1 bedroom, first floor, short walk to Clapham North Tube, which is on the Northern Line for Moorgate. (My destination when the weather is poo and I can't cycle.)

I think you might struggle with that budget, my rent is 740 just for a double room!

You might find somewhere further out for cheaper but most of London seems bloody expensive in general, supply and demand!

Where we're about to move to- enfield town- fits your spec quite well if you're happy being that far out - ignore the riot chaos it's normally quite leafy - two overground lines direct to moorgate and liverpool street (and the overground is actually a nicer place to be in hot weather than the tube) Ideally get a place in EN2, EN1's okay EN3 starts to get a bit dodgy.

Thanks. How long does the train take to get to Liverpool Street? Also, any idea of the season ticket cost?

This sounds ideal and I like the proximity to town. The move isn't certain yet so I can't really commit to anything but will keep the area in mind if things fall into place. Is then rent within budget?

Its not the best link, as you would have to change tube, but its 45 mins from Surbiton to there, £1000 will get you a decent size one bed flat, maybe with a garden too (or you can get a 2 bed in a less nice place) but its a nice place to be, near all the best royal parks, right on the river, and generally a nice place to be.

Only issue is that its zone 6, so £2k per year on trains, but you'll get a bigger place to live to compensate.

Obviously it does depend what you want out of a place to live, but I don't see too many downsides with it as a place to be.

Interesting suggestion. To be honest, the cost of travel is less an issue than the time involved so if it's within 45 minutes I would definitely consider it. I'm a country boy at heart so a bigger apartment with slightly longer commute could be the answer.

I don't honestly know what he wants for it, but I would have thought it would be there or thereabouts. Using an Oyster Card, during rush hour, on the Tube, would cost you £2.50 each way. £1.90 if you have an early start or a late finish.

You're close enough to Clapham High Street, (no riots there last week,) to get all manner of pubs, clubs, takeaways and restaurants, but far enough that your sleep is rarely disturbed.

We're not noisy neighbours either, as I start work at 7am each morning, so go to bed quite early.

I had a purpose-built [not a converted house] studio flat in Camberwell Green for £650/month. It was very big and airy, the area wasn't 'too' bad, nicer than the bordering Walworth and Peckham areas, although that's not difficult.

To minimise travel time look at the work commute very carefully.

Your budget will go further if you look off the tube network and at overground lines. Enfield is a good shout (but choose you area carefully - Enfield itself, Palmers Green etc are nice but avoid Edmonton). Bound to be some good places in Essex on the lines into Liv St. Chingford and Walthamstow have nice bits.

I am biased, but look at SE London/Kent borders, lines into London Bridge, as its easy to get to Moorgate from there. Petts Wood area is very leafy and probably not too pricey (been out of the rental market for a long time now) and 25 mins from LB...

Have a look at Shenfield*. 30 mins commute to Liverpool St, trains every 10 mins. Season ticket is £65 per week. It's out of London - this is either a good thing, or bad, depends on your point of view.

Sorry not up on rentals, but I'm sure rightmove can give you some details.

  • Shenfield is about 20 miles NE of Liverpool St in Essex and is served by 3 rail services from Liverpool St, including 2 non-stop services.

Just found a flat myself to be near Liverpool St - bloody difficult to find anything of reasonable value, quite honestly I don't know how people afford to live there.

For me being near to the office was the most important thing in order to reduce my commute (currently from 1.5 hours from Bucks) so I paid a bit extra for a 1 bed flat on Bishopsgate a few doors down from Dirty Dicks. That was £1400 per month.

If you're having to pay for a season ticket then factor that into the rent, I can now walk to work in less that 5mins. I have to say London is great, but I do look forward to getting home on a Friday night.

walthamstow is a st hole mate it really is, you're far better of moving down the road to north chingford and getting the overhead from there, 25mins to liverpool st.

What is you priority - nice area or length of commute?

The Village is OK, bits round Wood St. are OK too.

I suppose it's a bit of both. A shorter commute would be nice but I don't want to live in a place where I'm likely to get attacked or robbed. Having said that, I'm well aware that with my budget I won't be staying in Kensington.

Ok, I know some of you think Walthamstow isn't great but this place seems like good value... no?

Is the area really that bad?
