Loft conversion - what to make sure we do right

Looking for some advice. We're about to kick off a loft conversion which will give us another room plus space for an en-suite. The aim is to use the bedroom as a guest room but we'll probably end up in there eventually. So if you have had one, what should we be making sure we do?
Should we put in fitted wardrobes (that are unlikely to be used for a long time?), or a TV, automatic blinds etc - what has worked and hasn't? We're getting all the remainder of the loft space boarded and accessible so we'll still have a fair bit of storage for suitcases etc.
Will report on the work if people are interested.

Get in a pro who will advise on your joist strength.
Look at the insulation issues carefully - flow of air in joists is important as I understand it.

Heating and ventialtion - they get very cold in winter and very hot in summer unless done right.
Built in furniture will always maximise space, and look great when done properly up into the rooflines.
Personally I would not want to have my full time bedroom in the loft, I have and it was great until you forgot where you were and cracked your head (at least 3 times a week) Or when you were upstairs and the phone rang or the doorbell went!
Also make sure you have a nice staircase

The stairs we plan on maintaing the same as we have now, and they'll go over the existing stairs nicely. We're lucky that our landing is massive so loads if options there.
My fear with it, as you say, is temperature modulation. We're going to have two velux on one side and a big dormer on the other, so we will be able to get a through breeze. Still a concern though, as it gets pretty warm up there in summer!
Next challenge is the en suite and how we can get the layout right in the eaves so we can get the shower in the right place.
