Rough Cost Of Replacing This Roof?

Would anyone be able to give me an idea of how much it would cost to replace the whole roof as can be (kind of) seen in the pic below? It's currently asbestos sheet so that will all need to be removed, the rafters look in good nick but will need all new batons etc and then I'd be wanting slate tiles. To add to it, access either side of the long bit isn't good - both sides of it is owned by next door houses, who have small courtyards etc so I'm not sure how we'd get scaffolding up. It's a big old roof (say 5m wide and 15m long, plus the square annexe of say 5x5m) so I know it won't be cheap, but I'm thinking of buying the place so would be great to have an idea whether it's likely to be £10k or £50k! I don't have access to it so I'm unable to get quotes at the moment. Any rough ideas much appreciated! Dom

very difficult to guess due the scaffolding/access issues but I'd guess that's not too different in size to the one we've just had done (all new breathable felt, batons, tiles etc) plus chimney repairs and all gulleys etc for around £8k. The fact that you've got asbestos sheet may add to the disposal/removal costs. Only real way to find out is to get 'guess/estimates' from roofers based on whatever visibility is possible at the moment even if you don't have actual access for a detailed quote.
You could always over tile the asbestos with this sort of system...........

£8k sounds promising - I'd been thinking more like £40k so anything under £20k would be great. Was that £8k tiling using slate?
I'd rather get the whole thing sorted properly rather than tiling over the asbestos as it's going to be a high spec house and the existing asbestos sheets aren't in good nick anyway.

Nope - sorry. Was concrete interlock type like Redland 49We live in conservation area so slate wouldn't have been an option!
If you do it correctly then I would be surprised if you get change from £25 -30k.

Slate will cost approx £50 m2. Add to that the strip and disposal of the Crysotile (non notifiable but still costly to dispose of).
I would be surprised if the existing timber frame is man enough to carry increased loads of slate system though. If its going to be used as dwelling then insulation needs to be factored in as well. You can counterbatten and insulate under the slate (add £18m2) which will be simpler than doing it internally. Scaffold will be whatever local scaffolder quotes.
