Hello,

I have just had lunch with a friend of mine who is in the process of trying to decide on which quotation to accept of a house extension.

To give you an idea of the project the existing house is 170m sq, with a single storey garage and a single storey kitchen on the side of the house. The house has just been bought for £1m and is likely to be worth £2m when finished (this is probably effecting the levels of the quotations).

The work will involve increasing the size to 350m sq by knocking down the garage and erecting a double storey extension, increasing the single storey kitchen around the side and back of the house and raising the the roof by 1m to create a third storey.

An architech has produced a series of drawings and I have reviewed the quotes which appear a little on the steep side.

2 things can anyone reccommend a builder in Putney or someone who would do this sort of project and secondly any guesses on ball park figures?

I am a civil engineer by trade and have some involvement in building projects more infrastructure and commercial then housing.

The cost just seems a little high having spoken to a few people at work who have done quite a bit.

Standing back and looking at it he is going to add £1m in value for 500-600k, so a £400k potential profit subject to the normal cavets about being able to sell it etc etc.

The cost is working out as approximately £2700 per sq m, I thought £1500 a sq m was more like it or it that only shell and core!

I know there is signifcant experience and expertise on here and was looking for a second opinion. Seeing as all the quotes are within 100k of each other they may be in the right ball park.

I think there could be a bit of postcode overhead on it!

Working on the fact that the kitchen is spec'd as Magnet, there is not underpinning or other major structural items apart from 12 No UB/UC's, standard spec bathrooms etc. The only pricy stuff is solid timber frames windows and bi-folding doors. I suppose you could add 15% for the "hot spot" weighting.

Work on £1650 / m2 for a middle of the road finish. Then add kitchens, bathrooms, rewire and plumbing.

For a propoerty of that value he needs to be fitting high end fixtures and fittings, otherwise potential purchasers will just budget to strip kitchens etc and refit , of course that will then reflect in the sale price


That £1650 btw is based on domestic extensions outside of London smile

Off course, he isn't fitting it out like a student house nor is he looking to replicate one of Gadaffi's properties! Someone has PM'd me some details which I pass on.

I just wish I had the same financial options!

I think you will find that councils allow more than 1500 per
M2 for social housing..

£2500-£3000 m2 is going rate for something reasonable..

If that is the case then the quotes would be spot on then. Questioned answered.
