Hi,

I need quotes for a new damp proof course, probably 25 meters of outside wall, and making good again on the indside along with any other sealing, re-pointing that needs doing.

In addition I need a quote for replacing the entire roof, all timbers, tiles, etc.

I'm selling the place and this is stuff the survey has picked up so I need an expert eye on exactly what needs doing.

It's 50/50 as to wheter I'll get the work done or the potential buyer would.

It's a 2up 2down 120 year old victorian end terrace by the way.

I pay around £2.5k for a similar roof in Staffs (new lathes, felt and tiles).

Re. The DPC it needs injecting into both leaves of brickwork. All ground floor plaster hacking off to around 1m in height and replastering with a sand and cement render with waterproofer followed by finish plaster. Just injecting a chemical DPC will not do the trick.

Cool, thanks for the heads up. I've done some reading on the DPC and seen much the same as you've said as well, there's no shortage of places that will sell you a chemical only treatment without the plastering which is pretty much a waste of time, I've already decided I'll probably/definitely need the plastering work done.

annecdotal evidence seems to be about £80-100 per meter including making good of the plaster inside again, which at about £20 per square meter for a good spread seems about right.

Need to get some firm quotes in place and give the buyer the choice of a re-negotiated price of the house or me getting the work done before the move.

Roofing is a bit tougher to get a handle on the price, anywhere from £2000 - £6000 is the guess so far! I've got S&M roofing (great name) coming round tommorow morning for a quote.

If its 120 year old it should have slate or clay tiles on. Either can be stripped off and re used if in fair condition.2.5-3k is a fair guess as mentioned depending on scaffolding costs around your way. Pics would help.

Do you by any chance need a new DPC because the potential buyers mortgage valuation surveyor has said in his report that there are the possible signs of "rising damp"?

I agree on this, what IS the problem with the DPC & the roof?

Havent seen the report but have seen all the stuff on the Internet about the rising damp myth. I know I do have one spot of wall in particular that does get damp on the inside and whilst not terrible does need sorting. I doubt it's condensation, seems to rear it's head in very heavy rain from time to time. So I expected comments about that and the roof.
